Organization Description
PRODUKTIF is a think-tank and next-generation design studio.
PRODUKTIF seeks to minimize waste and maximize return on investments by providing planning, realization oversight and post-occupancy evaluation services for forward-looking clients and project partners.
Our first emphasis is on a thorough planning process that seeks to establish constraints related to budget, quality, and desired time-line for planning and realization phases.
The planning stage may include site selection and validation.
All planning starts with the definition of ecological goals and identification of stakeholders and team-members. Ecological projects include more environmental expertise upfront than a conventional project. Together with the various stakeholders and project and community partners, planning includes the definition of degrees of autonomy and integration with respect to energy, municipal and ecological services; desire to employ low- or high-technology, and the desire to use existing solutions or innovate, and finally; to what extent the client/partner wishes to be personally invested in terms of (slower) self-build auto-construction or ability to outsource and obtain a (faster) finished product.

PRODUKTIF recoups initial planning costs during the realization phase by assuming both architectural and general contracting responsibilities, thus "owning" the process in a traditional designer-builder fashion, cutting out middlemen where possible. Instead, we rely on in-house research and "cherry-picking" outside expertise when required.
The planning services include: overseeing preliminary design and design development; cost forecasts; revenue and return on investment forecasts when applicable; tendering process with subcontractors; timeline and budget monitoring, and; site management and warranty supervision.
The realization services include: site preparation, shell construction work (demolition when necessary, foundations and structure); façades and finishes; systems and building technologies oversight; and completion and delivery.
Post-occupancy services include: monitoring and evaluation of the project's quantitative and qualitative performance in terms of cost reductions, energy savings, as well as lifestyle improvements for end-users in terms of positive behavioral changes and increased satisfaction and leisure time enjoyed as a result of successful project design and execution.
